Las Catalinas Rental Policies

Rental Policies:

To confirm reservations:

Your accommodations will be reserved upon receipt of your deposit. Should the initial deposit not be received at the time of booking, the reservation will not be confirmed.

  • One night deposit due to confirm the unit.
  • Remaining balance due 90 days prior to check-in

Rental rates are quoted on a per night basis, plus 13% tax and $10 per room per night service/gratuity charge.

Service/gratuity charge: In an attempt to simplify things for guests, who hail from all across the world, we have applied a service charge of $10 per bedroom per day, which will be added to the price of the room. This helps eliminate any confusion for our guests, who come from a variety of cultures with different tipping customs.

Cancellation Policies for Las Catalinas rentals for travel ending prior to January 7, 2023:

  • Cancellation 91 days or more prior to check in: Deposit is refundable minus $200 cancellation fee.
  • Cancellation 90-0 days prior to check in: Non-refundable.
  • Any changes in accommodation, length of stay, or dates are subject to cancellation penalties.

Cancellation Policies for Las Catalinas rentals for travel within the dates of January 7 - March 30, 2023:

  • Cancellation 61 days or more prior to check in: Deposit is refundable minus $200 cancellation fee.
  • Cancellation 31-60 days prior to check in: 50% refundable.
  • Cancellation 30-0 days prior to check in: Non-refundable.
  • Any changes in accommodation, length of stay, or dates are subject to cancellation penalties.

Please note we highly recommend purchasing Travel Insurance to protect yourself in case of any changes or cancellations.

Check-in time is 3:00 P.M.  Early check-in is allowed only when the Home has been cleaned and readied for occupancy and the Management Office has given prior approval.

Check-out time is 10:00 A.M.  Prior approval from the Management Office is required for a late check-out of no later than 12:00 P.M. based upon availability. Any request beyond 12 P.M. will be charged a half day rate and is also based upon availability.

Maximum occupancy permitted is: 2 people per bedroom for most properties. If a property has extra beds or you would like to know if your rental unit allows more guests, please check occupancy of your unit with us.  Maximum occupancy cannot be exceeded without prior consent from the Management Office.  Each home is limited to the number of occupants that the furnished beds will accommodate. Disregarding this provision will result in expulsion from the premises and complete forfeiture of any payments made.

Notice of Construction in Progress: Our town of Las Catalinas is on its way to becoming one of the most enjoyable Beach Towns in Costa Rica and as such construction is on-going. We make great efforts to minimize any possible disturbances to our guests due to construction. We cannot, however, guarantee that no activity will be visible or audible due to the variable nature of construction scheduling.  Our construction hours and regulations are as follows:

  • 6:00AM - 7:30AM - Construction may begin
  • 7:30AM - 6:00PM - Normal construction with power tools.
  • 6:00PM - 9:00PM - Construction may continue

Beach Club Access:

  • Guests staying in BonVivant Homes: Only guests staying in BonVivant homes and apartments are welcome to use the facilities of the Beach Club from 6:00am – 7:00pm.
  • Guests staying in Baranda Homes: Only guests staying in Baranda homes and apartments are welcome to use the facilities of the Beach Club from 6:00am – 7:00pm.
  • Guests staying in 229 Homes: The Beach Club Access is an Optional add-on, with a cost of $15 per person per day.
  • Access will not be granted to any guest not staying at Las Catalinas as the Beach Club is a private facility for renters and members only.

Security Deposit: Upon arrival to the property, a valid credit card will be required at check-in to cover the security deposit and any incidental charges incurred during the stay. The security deposit is $1,000 for villas and $500 for flats and apartments. Renters shall be responsible for any damages to the Home or Premises or any furniture, fixtures, furnishings, or other property of Home Owner located therein, which is caused during the Rental Period by the Renter, members of his party, invitees, or any person in Renter’s employment or control.  Renters shall immediately notify the Management Office of any such damages.  The Management Office shall have the right to collect damages on behalf of the Home Owner by deducting such damages amounts from the Security Deposit.   If any such damages exceed the Security Deposit amount, the Renter shall be responsible for prompt payment of any such excess damages, and the property shall have the right to collect excess damages by billing Renters credit card or billing the Renter directly.  Neither the property nor Home Owner nor Mil Besos LLC shall be responsible for any damage to Renter's personal property and belongings that are maintained on the Premises.  The Renter shall pay to replace any furnishings if any stains caused by Renter or Renters invitees on such furnishings do not come out after reasonable effort by cleaning service selected by the property.  A complete breakdown of any deductions from the Security Deposit will be provided to Renters.

Renters shall report any maintenance, repair or inventory deficiencies to “Company”  staff immediately upon arrival, otherwise it is deemed accepted in present condition.

No pets or smoking are allowed. There will be a charge to the Security Deposit if smoking or pets are on the premises.

Pets: The property reserves the right to terminate any rental, without refund, if pets are found on the premises, and charge an additional $500.00 fee as penalty.  The Security Deposit will be retained if pets are on the premises.

Smoking:  No smoking is allowed at Home.  We reserve the right to terminate any rental, without refund, if smoking occurs at any Home, and charge an additional $500.00 fee as penalty.   The Security Deposit will be retained if there is smoking at the premises.

Inventory:  The property is not responsible for providing any additional furnishings or appliances not presently in the Home.  Renters may not remove any of the furniture or furnishings from the Home, nor place interior furniture or furnishings on the porches or lawns where such furniture or furnishings would be subject to unusual wear and tear.

Hold Harmless: The property, Owner, and/or Mil Besos LLC do not assume any liability for loss, damage or injury to persons or their personal property,  nor do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing.  The property, Owner, and/or Mil Besos LLC also do not accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other events beyond our control.

Renter hereby acknowledges that he/she is fully aware that the terraces, beach, pool, public sidewalks, and surrounding patio can be dangerous, that floors and stairs both inside and outside can be slippery when wet, and that injury is likely to occur to anyone who is not careful. With full knowledge of the above facts and warnings, “Guest” accepts and assumes all risks  involved  in or related  to the use  of terrace, beach, pool, public sidewalks, patio, stairways, and other indoor and outdoor areas.

Private Residence: Renter acknowledges that the Home is a private residence, currently owned by a third party. Renter agrees not to enter or to force open any locked closets or rooms in the Home which are reserved by Owner for his personal use.  Since the Home is ruled by an HOA, Renter agrees to abide by such rules and regulations, including but not limited to noise ordinances. Renter acknowledges that neither the Owner nor the property, or MillBesos LLC has any control over construction in the residential community, and therefore is not liable for construction noise and activity.

By submitting payment on the reservation invoice,  Renter certifies that he/she has read and accepted these terms in their entirety.

Should any concerns or disputes arise with the property, this rental reservation shall be governed and interpreted according to the laws of the Republic of Costa Rica (“Civil & Commerce Codes”) and the “General Law for Urban & Suburban Rentals” does not apply. All actions or causes arising out of this Contract shall be brought in the Republic of Costa Rica.

Binding Arbitration, Arbitration Agreement. Any and all disputes, claims, differences, or controversies arising out of or in relation to any aspect of this Contract, its business matters, performance, liquidation, interpretation, validity or any breach thereof, shall be resolved by arbitration in accordance with the bylaws of the International Center for Conciliation and Arbitration of the Costa Rican-American Chamber of Commerce ("CICA"). The parties hereby agree to submit voluntarily and unconditionally to its rules and bylaws and claim knowledge thereof.
